Commercial Real Estate Update - Article 1 - June 2010

As many people may know, the commercial market continues to move forward, however there are not many sales happening at this time.

Most of the action is in the Leasing area of commercial real estate and Tenants have the advantage in this market without a doubt.

The land sales side of the feild is minimal, with deals far and few between. The banks while they say they are lending as a general comment are not lending unless it is owner occupied with x% down. Development lending (raw land lending has basically dried up for the time being) is hard to come by and at a recent power breakfest, Mr. Spetrino lambasted the bankers for not lending on deals that make sense, both on paper and in reality.

That being said the Retail Markets are seeing a uptick in activity for Franchise users that are service based, your hair cutters, your shoe stores, your take out food users, nail studios. You are not seeing the smaller 1-2 store people expand and in many areas we are working to help get people out of situations that we are having a hard time getting them out of.
